How To Write Social Media Captions That Will Get You The Hottest Real Estate Leads

In the real estate market, how you present yourself is everything. You’re not only selling properties, but also yourself. The real estate game is all about how you attract and engage the client. Sounds simple, but we know that in today’s age of advanced technology and social media it’s a lot more complicated than it looks. That’s why we’re here to help.

It’s quick, efficient and reaches hundreds to thousands of potential clients within seconds. Captions 

Social media may be all about visuals but captions make the post. The main goal of the caption is to get followers to engage with your post (like, comment, share or message). It’s important when posting new content to always include a caption as it provides context for your image (or video) and also gives you room to highlight your personality and voice. 

Some things to know about captions on different social media platforms:

Instagram 

Each caption can have up to 2,200 characters - we recommend not using the limit. Obviously your caption length will depend on your image or video but it’s best to keep your caption to 1-2 lines since that's what the Instagram feed will show to a viewer. If it’s longer the person will have to tap “more” to read the rest of the text. 

Also try to include action words, calls to action, emojis and hashtags (we’ll talk about those later!) that are relevant to your business and post!

**What do we mean by call-to-action (CTA)? A call to action tells the user or viewer exactly what action to take and how to take it - for example: click here, read more, learn more, contact us, etc.**

Facebook

Due to the new algorithm on Facebook, it has been harder to attract engagement on posts. Our recommendation is to be as simple as possible when writing captions. Aim for 80-100 characters per caption. In your caption, try to include a call-to-action inviting the viewer to interact with your post. Also adding one emoji gives your caption personality and looks inviting!

Twitter 

On Twitter you can now have up to a maximum of 280 characters per caption. However, it’s recommended to use between just 70 and 140 characters (1-2 sentences)!

In your caption always try to tag businesses or people if you are mentioning them. Also consider using a hashtag and always include links (to your listing sites, website, recommended products, etc.)

Buzzwords/Advertising Words

When it comes to actually writing the captions, sometimes we can feel uninspired. Do you ever suffer from writer’s block and can't think of anything that sounds appealing or catches the eye? Hashtags 

Are you intimidated by hashtags? Don’t be! These #words are a very easy and effective way to ensure that your posts can be seen by people that are not just your followers. Hashtags are used by social media platforms to categorize different posts. For example, if you look up on Instagram #homesweethome you will get THOUSANDS of different new posts to browse simply because the hashtag was included in the post’s caption. Using hashtags relevant to your post are a perfect way to highlight the main message of your post and open the option for thousands of people to engage with your content.

On Facebook and Twitter if you use a hashtag use a maximum of 1-2.

On Instagram you have a maximum of up to 30 hashtags, we recommend using an average of 10. Hashtags are usually placed at the bottom of your post as to not interfere with your main text or message.
